Roshans Offload Andheri West Properties for Over $800,000

Bollywood’s prominent father-son duo, filmmaker Rakesh Roshan and actor Hrithik Roshan, have divested three residential properties in Andheri West, Mumbai, for a combined sum exceeding $800,000 (approximately ₹6.75 crore). The transactions were all registered in May 2025, according to property registration documents reviewed by Square Yards.

The sales highlight the continued activity in Mumbai’s robust real estate market, particularly in prime locations like Andheri West. This area is a sought-after hub, catering to both residential and commercial needs due to its excellent connectivity via road, rail, and metro, and its close proximity to Chhatrapati Shivaji Maharaj International Airport. Andheri West’s strategic position near major business districts such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel, consistently drives demand for properties as professionals seek convenient living near their workplaces.

Transaction Details

The three separate transactions, as verified through the Inspector General of Registration (IGR) website, include:

Rakesh Roshan’s Sale of Veejays Niwas CHS Limited Property: The first property, located in Veejays Niwas CHS Limited, was sold by Rakesh Roshan for $450,000 (approximately ₹3.75 crore). This residence spans a built-up area of 95.26 sq. m. (approximately 1,025 sq. ft.) and includes two dedicated car parking spaces. The transaction incurred a stamp duty of ₹18.75 lakh and registration charges of ₹30,000.

Rakesh Roshan’s Sale of Raheja Classique Property: The second property, also sold by Rakesh Roshan, is situated in Raheja Classique. Valued at $264,000 (approximately ₹2.20 crore), this unit has a built-up area of 60.89 sq. m. (approximately 655 sq. ft.). A stamp duty of ₹13.20 lakh and registration charges of ₹30,000 were paid for this transaction.

Hrithik Roshan’s Sale of Raheja Classique Property: The third property, also in Raheja Classique, was sold by Hrithik Roshan for $96,000 (approximately ₹80 lakh). This unit features a built-up area of 22.30 sq. m. (approximately 240 sq. ft.). The transaction involved a stamp duty payment of ₹4.80 lakh and registration charges of ₹30,000.

Rakesh Roshan, a veteran Indian filmmaker, actor, and producer, is renowned for his directorial ventures like Khudgarz (1987), Khoon Bhari Maang (1988), and the successful Krrish superhero film series, which stars his son, Hrithik.

Hrithik Roshan, a prominent Indian actor in Hindi cinema, rose to fame with his debut in Kaho Naa… Pyaar Hai (2000). His notable filmography includes Koi… Mil Gaya (2003), Jodhaa Akbar (2008), Kaabil (2017), and recent hits like Super 30 and War (2019).
